New builds are the path of least friction for buyers who don't want to inherit someone else's renovations. Calgary's current building code (Alberta NBC 2023, with city-level energy amendments) means a 2024 build is meaningfully more efficient than a 2014 build — better insulation, triple-pane windows in many models, HRV ventilation, and electrical roughed for EV charging. The energy gap shows up on your utility bill from month one.
The other reason is the warranty stack. Every new home in Alberta is covered by the mandatory Alberta New Home Warranty Program: 1 year on materials and labour, 2 years on delivery and distribution systems, 5 years on the building envelope, and 10 years on major structural components. That's separate from any builder-specific warranty. For a first-time buyer or anyone allergic to surprise repair bills in year three, that's real peace of mind.
The flip side: new builds in Calgary trade at a premium over resale of similar size and beds. You're paying for newness, for the warranty, and (in most new communities) for amenities still being phased in. Whether that premium is worth it depends on how long you plan to stay.
Calgary's new-build inventory clusters in the city's growth fringes — the communities that didn't exist 10 years ago and are still adding phases.
Northwest: Carrington and Livingston (both Brookfield Residential master-planned), Glacier Ridge (the newest NW community, opened 2022), and the still-developing Symons Gate. These are family-detached areas — schools are arriving in phases, transit is bus-only for now, but the Stoney Trail ring road makes commutes manageable.
Northeast: Cornerstone, Redstone, and the brand-new Lewiston (opened 2023, Brookfield) are the active NE new-build pockets. Strong value per square foot — the NE consistently runs $80–120/sqft cheaper than the SW for comparable detached. The trade-off is longer drives to downtown employment.
Southwest: Belmont, Yorkville, Wolf Willow, Pine Creek, and Sirocco are the SW new-build communities currently selling. SW commands the highest price-per-sqft in Calgary for new builds, partly geography (closer to mountains, Glenmore Reservoir, Kananaskis access) and partly demographics. Yorkville (Mattamy) has been one of the fastest-selling phases in the city.
Southeast: This is where Calgary's master-planned-community story is loudest. Mahogany is the most-built lake community (winding down its final phases), Seton is becoming Calgary's new "downtown" with the South Health Campus anchoring it, Hotchkiss is the newest detached fringe, and Logan Landing + Rangeview are pre-sale to active. The SE is where new-build buyers find the broadest range of price points and home types.
South: Cranston's Riverstone (Brookfield) is the active phase along the Bow River escarpment — premium pricing for the river-valley views and walking-path access. Smaller scale than the SE communities.
A handful of builders dominate Calgary's new-construction market. Reputation matters because warranty claims and construction-phase changes are smoother with established names.
The volume builders most active in Calgary's master-planned communities: Brookfield Residential, Jayman BUILT, Mattamy Homes, Trico Homes, Cardel Homes, Sterling Homes, Truman Homes, Shane Homes, Morrison Homes, Excel Homes, and Homes by Avi. Each tends to specialize — Jayman is known for net-zero-ready models, Brookfield for master-planned communities they also develop, Mattamy for the townhome-and-detached mix in communities like Yorkville.
Custom and luxury builders for higher-end infills and SW estate lots: Albi Homes, Calbridge Homes, Empire Custom Homes, Crystal Creek Homes, and a long tail of boutique builders. Custom-build timelines are 9–14 months versus 6–8 for spec; pricing is per-sqft contracted versus turnkey.
The sticker price is rarely what you pay. Calgary-specific costs to plan for:

The grid below shows MLS® listings built in 2020 or later — and more new construction inventory is being listed on the MLS® every year. For builds that aren't on the MLS® (pre-sale phases, hidden inventory, custom contracts), most Calgary builders work directly with REALTORS® who introduce buyer clients.
Here's the critical part most new-home buyers don't know:
Introduce your REALTOR® before you visit the showhome. When a REALTOR® introduces and registers a buyer client with a builder, the REALTOR® acts in the buyer's best interests with full fiduciary duties — and is paid directly by the builder from a designated marketing fund, at no cost to the buyer.
If you walk into a showhome alone first and then try to add your REALTOR® afterwards, the builder won't pay that fund retroactively. Whatever remuneration is owed to your REALTOR® under your Buyer Service Agreement comes out of your pocket. On a $700K new build, that's often a five-figure surprise.
If you haven't engaged a REALTOR® yet and want representation through the new-build process, reach out before your first showhome visit. The introduction costs you nothing; visiting first can cost you a lot.

5% federal GST applies to new construction. A partial rebate is available for homes under $450K, but most Calgary new builds exceed that threshold. On a $700K home, expect to pay roughly $35K in GST. Builders sometimes include GST in the advertised price — confirm in writing.
In practice, "new homes" is the broader buyer term — homes built within the last 3–5 years, whether already lived in briefly or never occupied. "New construction" implies pre-sale or under-construction inventory direct from a builder. The biggest active master-planned communities are Mahogany, Seton, Logan Landing, Rangeview, Hotchkiss, and Belmont in the southeast and south; Carrington, Livingston, Glacier Ridge, and Symons Gate in the northwest; Cornerstone, Redstone, and Lewiston in the northeast; Yorkville, Wolf Willow, and Pine Creek in the southwest.
